Thinking about new stucco for your Herriman home? I've seen plenty of projects go south, believe me. So, here's what to keep an eye out for if you want to dodge those common headaches and expensive regrets.

So, you're thinking about giving your home's exterior a stucco makeover, or maybe you're building new and weighing your options. Good for you! Stucco's a really solid choice for durability and curb appeal, especially considering our high desert climate here in Herriman. But after doing this for a long time with Peak Stucco Inc, I've noticed people often make a few common mistakes. These can turn what should be an exciting project into a real headache. Let's talk about how you can steer clear of those.

Mistake #1: Going with the Absolute Lowest Bid

I totally get it; everyone wants a good deal. And let's be honest, stucco can be a pretty big investment. But when you get a bid that's way, way lower than all the others, that should set off some serious alarms. It's usually not because they've discovered some secret trick to do the work cheaper. More often than not, they're cutting corners somewhere. Maybe they're planning to use cheaper materials that won't hold up, or they're skipping crucial steps like properly flashing around windows and doors. Or, and this is a big one, perhaps they aren't carrying the right insurance, which would put you at huge risk if something went wrong. A good contractor knows their worth and what it takes to do the job right; their pricing will definitely show that.

Mistake #2: Not Checking References or Licensing

This one seems like common sense, but you'd be surprised how many folks just skip it. Don't just take a contractor's word for it. Always ask for references and then actually call them. Ask about their experience, how they handled any problems that came up, and if the project stayed on schedule and within budget. And always, always verify their license with the state's Division of Occupational and Professional Licensing (DOPL). A legitimate contractor won't have any trouble providing this information. If they hesitate, or try to tell you they're 'just starting out' and don't have one yet, just walk away. You're simply asking for trouble.

Mistake #3: Ignoring the Details in the Contract

The contract isn't just some boring piece of paper; it's there to protect you. Don't sign anything until you've read every single line. Make sure it clearly spells out the scope of work, the materials they'll use (we're talking specific brands, types, and colors here), the payment schedule, and a timeline for when it'll be finished. What about cleanup? Who's responsible for hauling away all the debris? What happens if you need to make changes during the project? And what kind of warranty are you getting? All these things need to be in writing. If it's not written down, it basically doesn't exist. You'd be amazed how many arguments happen because of a verbal agreement that one person 'remembers' differently.

Mistake #4: Not Understanding the Stucco System Being Installed

There are different kinds of stucco systems out there, and they're definitely not all the same. Traditional three-coat stucco is super tough, but there's also one-coat stucco, and then you've got EIFS (Exterior Insulation and Finish System), which is a whole different ballgame. Each one has its own good points, its downsides, and specific ways it needs to be installed. For example, with the expansive clay soils we sometimes see in the foothills around Herriman, proper foundation preparation and a flexible stucco system can be absolutely critical to stop cracking down the road. A good contractor will explain the system they recommend for your home and tell you why. If they can't clearly explain the differences or just say
